01 / The project

We are seeking an entrepreneur or partner who values an established foundation and sees the potential to develop several revenue streams in one location.

02 / Transaction options

* In this model, premises rent is not included in the buyout payment. Utilities and other operating costs are additional. Contract terms and the ownership transfer process are subject to agreement.

03 / Strategic investor scenario
A modelled three-year development path. The figures are plan targets, not verified current profits.
Investment priorities are new orders, repeat visits and better operating efficiency. Alongside funding, a partner’s client network and industry expertise are valuable.
Net revenue targets / EUR excluding VAT
EBITDA is before interest, corporate income tax, depreciation and amortisation; EBIT includes depreciation. These figures do not represent guaranteed cash distributions to the investor.
The model uses the owner’s stated annual revenue of 1 000 000 EUR as the net starting baseline. The period, VAT basis and actual EBIT/EBITDA have not yet been verified. Assumptions and cost sensitivity are available in the full model after a confidentiality agreement. Losses and additional funding needs are possible; no return or mandatory buyout is guaranteed.
04 / A confidential process
The business’s identity is not public. An investor’s decision should nevertheless be based on complete information.
We discuss your chosen participation model, experience and intended investment.
We agree on how information may be used and kept confidential.
We disclose the identity, financial information, liabilities, lease terms and premises.

05 / Key questions
No. The proposal concerns a restaurant and events business in leased premises. The assets included, transfer of operating rights and transaction structure are subject to separate agreement.
To avoid unnecessarily affecting day-to-day operations and relationships with guests, staff and partners through a public listing. The business’s identity and viewing arrangements are disclosed privately after confidentiality terms are agreed.
This is the lease term stated by the owner. Before a transaction, the agreement, remaining term, indexation, termination provisions, assignment requirements and any landlord consent must be checked. It does not mean that rent remains unchanged throughout the period.
No. In the working proposal, this is growth capital. The final funding requirement also depends on verified outstanding liabilities, their due dates and the necessary cash reserve. The full model includes risk scenarios.
No. A 40% stake for an investment of 200 000 EUR is an initial basis for discussion. The equity split will be determined following a verified business valuation and agreement on the transaction. All three-year profit and revenue figures are modelled targets, not guarantees.
In the current working proposal, 10 000 EUR is the business lease and buyout payment, with premises rent of 3 500 EUR payable in addition. Together, these amount to 13 500 EUR per month before utilities and other operating costs. This allocation still needs to be agreed in the contract.
