01 / Lease-to-own
A long-term collaboration model for an entrepreneur or professional restaurant operator seeking to take over operations and spread buyout payments over time.
The proposal provides for taking over an operating restaurant business, with the option to buy the business assets specified in the contract over three years. Existing infrastructure supports a focus on service, sales and cost control.
Spreading payments over time allows capital to be planned for working capital, the team and development as well. The precise initial funding, any down payment or security deposit are matters for negotiation and contract.
02 / Payment schedule
The proposed business lease and buyout schedule: 36 monthly payments of 10 000 EUR.
| Period | Annual payments | Total paid |
|---|---|---|
| Year 1 | 120 000 EUR | 120 000 EUR |
| Year 2 | 120 000 EUR | 240 000 EUR |
| Year 3 | 120 000 EUR | 360 000 EUR |
The stated monthly premises rent of 3 500 EUR amounts to 42 000 EUR per year if the monthly rent remains unchanged. It is not part of the business buyout payments totalling 360 000 EUR.
The owner states a 20-year lease term. Its commencement, remaining term, assignment, indexation and termination provisions must be checked. Fixed rent for the full period is not promised.
03 / Established foundations
The owner describes an 800 m² complex with historical investment of 447 000 EUR. The floor area, condition and assets included must be verified during a viewing and through documents.
Equipped kitchen and guest service facilities, ventilation, specialist equipment, the main and terrace bars, and a kitchen serving the terrace.
Several dining rooms, private event spaces, open and covered terraces, a garden and family areas.
Everyday restaurant service, private and corporate events, banquets, brunches, masterclasses and off-site catering.
An established booking system, communication channels, audience and content assets. Specific transfer arrangements and usage rights must be defined in the contract.
04 / Revenue and development
Separate guest areas allow day-to-day service and events to be planned in parallel. Actual capacity, available dates and demand must be assessed before approving the plan.
Everyday guests, business lunches, brunches and themed dinners. Private celebrations, corporate events, presentations and off-site catering. Terraces and a garden offer additional seasonal formats.
The established booking system, communication channels and content provide a foundation for direct sales. Transfer rights for specific digital assets must be clarified separately.
05 / The handover process
Operations can be taken over on the agreed date, while the asset buyout takes place gradually under the contract.
After an initial conversation and agreement on confidentiality — a viewing, financial information, asset list and lease agreement.

Develop the business and follow the 36-month payment schedule. Ownership of the assets transfers after the conditions specified in the contract have been fulfilled.
